The £220m mixed-use scheme comprises three towers up to 46 storeys, with student accommodation, residential apartments, and commercial space. A £2–3m passive fire protection package demanded tested systems, careful planning, and responsive technical support.

"We needed to achieve 60minutes fire protection on the fire wall. Services and steel pipes were going through the wall. We used double coated 50mm plated batt, we used ASF mastic to seal all the joints and to seal everything in between. And we used a fire coating to smooth the edges and to complete the seal."
